Common Mistake When Buying Steel Buildings

A common mistake of people buying steel buildings is to buy the wrong type of building for what they need. This can happen when the buyer is not fully informed or does not prepare themselves.

To avoid making this mistake, before you start shopping for any building you should first create a list of what you want the building to enable you to do. You should ask yourself how are you going to use this building. Clearly define and prioritize the needs of this new building. This will help you to ensure that your new building can accommodate all of your critical needs. And after a potential building meets your critical needs you can then judge it on other less critical wants you may have.

When you are creating the list of your critical needs, think back to when you bought your first home. Before you started visiting homes you probably already knew what style of home you wanted, how many bedrooms and bathrooms you need and how many rooms you wanted. Or when you went shopping for a car you probably already knew how big a car you wanted, how many people it had to fit, if it was going to be used for hauling equipment (need a truck), transporting children (need a minivan) or used for commuting (need a coupe). Before you go steel building shopping You need to do give that same type of thought.

Here are some questions to help start you thinking about what building will best fill your needs:

How is this building going to make things easier?
What is the minimum square feet of space that I need?
Do I need wide open space or can I use columns?
Do I need the building to be a minimum height or width?
How large a door do I need and where do I need the doors?
Will I insulate the building?
Do I need the buildings' appearance to meet any guidelines?
Do I have any future plans for extending the width or length of the building?
Do I need a high-pitched roof for rain and snow load or a flat roof?
Are there any local building permit requirements?

By reviewing these questions you will be better able to make sure you buy a steel building that fulfills your needs. Also do not forget to think about how you want to handle the erection of the steel building and the financing of it.

Steel Buildings – Born From the Army Quonset Hut

Buildings that use steel components like beams, columns, and steel sheets to build structures instead of using traditional building materials like wood, concrete, bricks are known as steel buildings. Steel buildings are tough, resilient, economical and have aesthetic appeal. They are generally used to build warehouses, workshops, modern houses, storage sheds, garages, offices etc. Perforated sheets are often used in steel buildings as it reduces the cost and weight of the structure. Perforated sheets are also easier to bend and work into shapes.

The precursor of the modern steel building was a Quonset hut. This hut was developed during World War II to overcome housing crisis for soldiers on the field. It consisted of a foldable steel kit which could be easily assembled and disassembled. The sheets could be assembled by just a few soldiers overnight. The hut was 15 m long and 6 m wide. It provided protection against snow, rain, and sunlight. It was easy to carry and solved many logistic problems for the allies. The Quonset huts caught the imagination of civilians and are still used today to house vehicles, animals, as a storage shed or workshop, home businesses etc.

There are many advantages of steel buildings. They are stronger than wood, masonry, concrete structures hence they can withstand disasters like earthquakes, hurricanes, fires etc. Since they have prefabricated units they are simpler to join and the materials are recyclable.

Steel buildings come in various designs and patterns and are fully customizable. Steel buildings can withstand rigors of variable weather and superficially they cannot be distinguished from masonry houses or lumber houses. They are available in any color, with designer sidings, insulation, plumbing, roofs, etc. Steel buildings require very less assembly time and are much more economical than masonry and lumber houses. As they are durable even the property insurance is low on steel buildings.

Steel buildings can be ordered to a standard pattern or a customized pattern. However due care must be given for building codes. Building codes are rules that govern design of buildings and structures for safety purposes. They include safety exits, fire fighting equipment, strength, factor of safety, air circulation, washrooms, plumbing etc. They are usually taken care by the engineers or the architects. There are severe penalties for not adhering to building codes. Some people concerned about deforestation or allergic to chemical treated wood prefer steel buildings. Steel is a good conductor of heat hence steel buildings are generally not as energy efficient as other buildings. However they can be made energy efficient by proper insulation.

A lot of companies are selling steel buildings on the internet. Steel buildings are delivered and assembled on site by the installing company. It is prudent to read the contract documents carefully before purchasing. Contract documents detail the material, work involved, erection, maintenance support, time schedule, pricing information, delivery etc.

Steel buildings are known for their efficiency and functionality. There are improvements available like windows, skylights, wiring, insulation, interior partitions, cement foundations for permanent installation etc. Steel buildings are generally installed on farms, estates, orchards etc. Steel buildings can be used as storage facilities, showrooms, garages, boathouses, workshops, barns, temporary housings and permanent housings.

Hendricks buys Midland Steel building

Hendricks Commercial Properties has purchased the former Midland Steel building at 2535 Beloit Ave.

The 18-year-old, 143,000-square-foot building and 12 acres of land was formerly owned by Helgesen Properties, which built the building in 1988. A Helgesen news release listed the sale price at $2.8 million.

Ken and Diane Hendricks, founders of ABC Supply in Beloit, own Hendricks Development Group.

Midland Steel, which assembled frames for the medium-duty truck line at General Motors in Janesville, closed in 2002 when GM shifted production to a plant in Flint, Mich. Nearly 60 local jobs were lost with the Midland closing.

But the vacant plant will come alive again as CRT Processing leases the majority of space by consolidating its local operations.

CRT is an electronics recycling facility that manages up to 100,000 pounds of equipment per day. CRT handles all types of electronic equipment, including computer systems, televisions, microwaves and Freon-containing equipment.

CRT serves businesses throughout the United States and is one of only a few companies able to convert old cathode ray tubes into reusable materials, according to a Hendricks Development Group news release. CRT also provides data management and destruction services for electronic media such as hard drives.

CRT currently occupies about 25,000 square feet of space in the Beloit Avenue facility for warehousing operations. CRT will now lease an additional 65,000 square feet to consolidate and expand its processing and administrative space, which is now at 1227 Barberry Drive in Janesville.

CRT Processing employs 75 and plans to hire additional staff once the consolidation is complete.

HDG will add eight new docks to the facility to accommodate the expanded operations. The additional docks and expansion should be complete by Labor Day.

Another new tenant is PlayStar, a manufacturer of residential play sets headquartered at 3430 Palmer Drive in Janesville. The balance of the building is leased by Autotec, a provider of sequencing solutions for Lear Corp. that is headquartered at 2303 Kettering Street.

About 15,000 square feet remain available for cold storage, an HDG spokeswoman said.

Commercial buildings: MH Council to vote on metal exterior faces

New commercial buildings in Mountain Home will not have metal exterior faces if an ordinance approved Monday by the Mountain Home Planning and Zoning Commission is passed at Thursday's City Council meeting.

The ordinance would ban the use of metal on the fronts of buildings. Stone, brick, glass, brick veneer, cultured stone, architectural precast, stucco, wood siding or decorative concrete block would be allowed on all visible exterior faces. The material must extend 3 feet from the facings.

If passed, the ordinance will not affect current commercial buildings, said Commissioner Jim Brown.

Mountain Home City Council member Marshella Norell said she is concerned about the ordinance.

"I have a problem with the thought that metal buildings are bad," Norell said.

She said the ordinance could hurt small businesses that may have to pay more to make special additions to their buildings.

Councilwoman Mary James said she thinks the ordinance is needed. James said city planners need to consider the aesthetic appeal of new buildings, including the green spaces that surround them.

"It's a very difficult thing (the ordinance), and I'm glad you've (Planning and Zoning Commission) made the decision," James said.

All new commercial buildings would be subject to this ordinance, but in extreme, special circumstances, a variance might be issued, relaxing the new provisions, Brown said. Before any variance is issued, safety and future growth around that building are taken into consideration, he said.

Several businesses in the Mountain Home area have been denied variances in recent years, but continue to operate, Brown said. He said fines or stopping the business from operating might be the only way to get owners who have been denied variances to comply.

Buildings already constructed will not be subject to the new ordinance but older buildings that are remodeled could be, Brown said. The City Council meets at 6 p.m. inside City Hall. The meeting is open to the public.

Local firm shows it's all in the design

AN ORANGE firm has pipped Brisbane and Sydney rivals by picking up a major industrial design job on the Gold Coast.
Trang Imagineering, founded by Orange locals David and Wendy Finlay, specialises in creating precision plans for steel buildings, which can save massive amounts of unnecessary material costs in the construction phase.

In their latest project win, Trang Imagineering has been providing the plans for a Gold Coast shopping centre which involves more than 200 tonnes of steel.

"The challenge is that someone gives us a general plan, and then we have to design it down to the smallest detail, to make sure every steel element can be measured and calculated.

"This sort of precision work is growing, because it can save up to 30pc of steel wastage which is obviously a big saving with these projects," Mr Finlay said yesterday.

The task is already well under way, and for the small company, it is just one of several design projects they have won as far afield as Perth.

Mr Finlay said there was no barrier to being a winning company based in Orange, with local companies such as his able to provide the latest draughtsman and mechanical design skills.

"I personally think that Orange engineering and allied companies are as good as anyone.

"The only limitation of being in Orange rather than a capital city is in the minds of clients, just because they don't know about what the companies here can do.

"Orange has been a great operating base for us, and from here we export our skills around Australia," he said.

Trang, which opened in 2003, now employs six people at its design shop in McNamara Street.
